5 Title Management Mistakes That Cost Realtors Deals

1. Treating the title order as a one-time task

A title order is the start of a workflow, not the end of one. The minute it goes out, somebody should be tracking commitments, payoff statements, HOA letters, and survey returns on a daily checklist. If nobody owns the daily check, things sit.

2. Storing updates in your head

If your only record of where a file stands is a memory and a half-read email, every vacation, sick day, or busy weekend becomes a risk. Move status into a shared system that anyone on your team can read in 30 seconds.

3. Waiting for the title company to flag problems

Good title officers will tell you about issues. Great processes assume they won't catch everything. Build a routine where someone on your side reads the prelim line by line within 24 hours of receipt.

4. Letting payoff requests slip past day 10

Lenders move on their schedule, not yours. Payoffs requested late are the single most common reason a closing slides by 48 to 72 hours. Make day 10 a hard internal deadline.

5. Communicating issues only when they're urgent

Clients hate surprises more than they hate problems. A weekly title update, even a boring one, builds trust that pays off when something actually goes wrong.
